A channel dedicated to old Japanese traditional Kominka and Machiya houses. Purchased a 90-year-old Kyo-machiya in Dec 2020 on a 35-year housing loan. Spent 6-month planning and another 1 year for renovation (through a contractor). The Machiya renovation was completed in April 2022 and is now the home for my family of 4.

My countryside Akiya House Inspected After Vacant for 40 Years - Advices from Architect and 3D scan
I have recently purchased another property in Takaoka city of Toyama prefecture - It is a traditional Machiya townhouse that has been vacant for more than 40 years. Before proceeding with renovation, I had professionals from different fields to help inspect the house and was able to get some valuable feedback.
There is the old-school method of asking an architect or carpenter to inspect the house, but there is also an option to do detailed scanning of the wood structure (ミリ波) on the level of damage of a particular pillar or beam - ideally, combining the two methods may be the most effective when engaging in a big renovation project. GLAD FOR YOU been in country for a month now still looking for houses… guess you can only get attention if there is a loan or your borke
would you be able to do an updated version of this video, if anything has changed since the noto earthquake on new years
the only problem with these homes is that they are on tiny lots with almost no space for gardening so you must buy food year round from the stores. are there any situations of homes on large pieces of property so you can do gardening and feed yourself and your family?
Do the Japanese have renovation TV shows like in U.S.? If they dont, maybe they should. It would get people excited about revovation and reclaiming antiques.
There is something very satisfying about making something beautiful again. About bringing the love and light back to a place...and only a human living in a home can do that.

Thanks for the honest tour. In reply to the 4.5 stars, it is most likely these reviews were generated by a bias party invested in the property. Same reason Yelp here in the U.S. is an unreliable source for honest reviews. You seen it first hand and can come away with a more accurate assessment of the property. In my opinion, it didn't look terrible, but needed some rehab.

Congrats. Good luck with the renovation. The people you assembled to do the work seem like a good fit. BTW, we used lidar on a large commercial building--in the end we sold the space after owning for one year as we found a space better suited for us right down the street AND then we put this second space on the market last month after we consulted with several contractors and engineers and the bids we got for renovation were astronomical--the space is an 8000sq ft bow truss building. We are now looking at commercial spaces that require little to no renovation. I look forward to the progress on your new building. Did they give you a time-frame for the renovation work? Is the permit process easy or difficult in this city?

Yes I am very interested in buying a house there it doesn't have to be right there but close to Kyoto I am been watching your videos for a long time now and following you I am in my 70s and I am retired and I have a good income so it's not that I want to buy some of these houses for income I would like to buy a couple of these houses to enjoy a renovating them for I love the history of the Japanese samurai the Old Farmers the different people of of Japan if you can help me that would be so kind and wonderful on😊😅❤

The renovation cost was about 22mil yen in 2021 and would be at least 24~25mil yen now to do the same….

@GoodOldHousesJapan we are considering purchasing / renovating a house in Japan where we would live up to 6 months of the year. Kyoto is my first choice. It is quite easy to research the costs of system kitchens and baths, etc. but I am having trouble finding out what the cost of "trades" is. I don't have a desire to do roofing or plumbing, and I heard it is a no-no for individuals to do their own electric. So, I am curious about the general costs run for those services.
Yes indeed the cost for replacing water pipes or electric wires is hard to find from the internet. Just for your reference, it was about 1.5mil yen for my place to replace all the pipes and cables.

You're making a wise investment. Eventually Japan will wake up and make work/life/home easier on its citizens so that people can not only be prosperous but happy too. When that happens, people will return to the small towns in droves and you will be in the $.

Very interesting, and I noticed it was 3 years ago when you actually made this video. I have never travelled to Japan, although I would dearly love to. Japan is the most beautiful country on Earth, but as you said, the most dangerous! You obviously did a lot of research to make this video, but you were sure to make no guarantees. Which was just as well, as one of the areas you described as 'probably safe', was the Toyama & Kanazawa region. I remember at the beginning of the year, the awful earthquake to affect to Noto peninsula (The same day as the terrible accident at Haneda). Nobody is able to accurately predict any disaster in Japan - or anywhere else in fact - but your video did your best. Thank you for your hard work making this.
Thank you for the kind words. There’s no escaping from natural disasters when living in a country like Japan, the best to do is be prepared. The Japanese people are the most resilient people in the world so they always find a way to come back on its feet.
@@GoodOldHousesJapan This is so completely true. Japan will always get back to their feet. I remember seeing many videos about the terrible earthquake in Sendai in 03/2011. I saw all the destruction and personal tragedies caused by it, and the resulting tsunami. It made me cry and I thought to myself 'How does anyone recover from this?' Not only did they recover, and start rebuilding, but they did it with nobody else's help! I love Japan so much, even though I have never been there, because of what they do in the face of disaster. They don't talk about it and feel sorry for themselves, they just get on and do it - for their families, friends, neighbours and all their fellow countrymen.

How were you not curious about costs of using a boat there ? I bet the government has sky hi jet ski registration costs to discourage it because they want a quiet environment. Probably sucks to be young in Japan.
Someone bought a place in the countryside and he made it a point to check for the cost traps these purchases are famous for like overdue water, electric or taxes. He bought and a month later received a large fee from some obscure government agency. Be careful.
This video was extremely helpful to me in identifying a small pipe handed down in my family as a Kiseru. It has never been used and has a Japanese label which I cannot read with the date 3/11/26. As I am not Japanese, I would love to find an appreciative home for it. Is there anyone I could contact in the Washington, DC, area?
